It’s Still a Great Time to Sell in Columbus and surrounding areas!

Sellers all over central Ohio are confused and worried they may have missed the best time to sell their home. Prices are dropping, mortgage rates are rising, and the pace has slowed but the impact on any individual seller is unclear.

While the days of any home selling for any price are behind us, the current housing market in Columbus Ohio is still very strong. The biggest hurdle for sellers is to avoid the feeling that they missed their chance to get top dollar. Yet, many times the seller intends to buy again also; so while they may sell their home a little lower, they will also buy the new home a little lower as well.

Another thing to keep in mind, is that Columbus is seeing a lot of growth in terms of large companies chosing central Ohio as a place to grow their companies. The big one is Intel.  They are building a multi-BILLION dollar plant in New Albany, OH (just Northeast of Columbus).  This is said to bring over 3,500 new job to the area.  Honda is also expanding into western Ohio with plans to break ground on an electric battery plant.  Lastly, Ford is expanding into Avon Lake, Ohio (Up by Lake Erie).  Ohio is definitely experiencing a bloom of growth all around!  

Even with all the growth around central Ohio, it's still important to know your ABCs to navigate the current market.

ABCs of Success

The ABCs to a successful sale are not complicated. They are the basics of home selling, but if followed, it will ensure a timely and profitable home sale.

A) Appreciation – When sellers hear this term, they normally think of the value of the home. During a challenging market, this kind of appreciation is to appreciate every buyer who wants to come by and every offer you receive; take them seriously.  Even if a seller receives an offer that isn't what they were expecting, it's still important to always answer back with a counter offer.

B) Give in, Don’t Dig in – Along with an appreciation for receinve an offer, view all the terms in the light of where you can give in or compromise. Be easy to work with and be reasonable.  Stonewalling doesn't help get agreements made.  Look for ways to make things work.

C) Stop Comparing the House Next Door – Try not to be discouraged or angry if other homes are selling faster or for more or less money. You don’t really know the reason; try to stay patient.  Even though pictures may look good or bad online, that doesn't mean that the home showed that way.  There are so many factors that go into a home's final price.

The good news is that buyers are excited about the slower market.  I'm seeing more and more buyers decide to jump back in the market after getting beat up the past year or so.  This means that buyers are still buying.  And the average Days On Market (DOM) before an offer is received is right around 21 days!  That's still a great market. Sellers who get back to the basic ABCs can be successful and achieve their selling goals.
